Description:
The project concerns the redevelopment of the property Eni Spa located in the Municipality of La Spezia in Via Genova, at the intersection with Via S. Bernardo. The design solution would like to achieve the goal of an architecture with great energy efficiency and with the consequent highest degree of energetic self-sufficiency.
Currently the area is used as a fuel station.
The Preliminary Project proposes the construction of three areas. The first concerns the scaling of the fuel station and its relocation within the property. The second involves the construction of an hotel with a ground floor for retails, four upper floors and an underground parking. The residential area of the hotel is made by 3 floors, each with a walk-in area of 580m2 and totally 24 residential units (8 per floor) with internal surface from 46 to 77m2. On the ground floor are located the cellars, one each residential unit, technical rooms for the energetic plant.
On the coverage there are more technical rooms and the solar power plant.
The underground parking has a gross floor area of about 1,300 square meters and 20 garages, 7 car parks and 15 motor parks. The third and final area concerns the construction of a new public area and a renovation of the adjacent viability. The project, in fact, involves the construction of a road to "Category E - Urban district" of length 76m and width 11m.
