Description:
The project concerns the redevelopment of the property ENI Spa located in Genoa Pegli as part of the expected urban redevelopment of the west of Genoa that PTCIP and PUC disposal assigned to the Oil Terminal and to the adjacent areas, in particular by providing for the latter, the progressive replacement of productive activities with functions compatible with the urban context.
The goal of the project is the restoration of this part of the urban fabric, giving back to the city an area abandoned for years by proposing some elements of order, not only physical but also theoretical and practical, able to act as reference points in a neighborhood panorama poor of perspectives and points of interest:
the Square: a place of meeting and connection with the urban fabric;
the Tower: element of identification and characterization of the place;
Retail outlets: function designed to "bring to life" a portion of the urban fabric;
Power 2: a complex able to self produce the energy it will need.
On the basis of these preface, the projects will realize:
- A low building intended for commercial activities;
- A tower building designed for management activities;
- A pertinential underground parking;
- A square and public green spaces.
The project develops these themes considering some fundamental physical and binding elements about the redevelopment of the area:
a) the presence, in the north of the complex, of Villa Rostan, an historic building protected by the Superintendent.
b) the presence, always in the north of the complex, of high risk site.
According to the organization of the site plan the buildings are positioned longitudinally along the east-west axis, allowing on one hand, the realization of an important tree-lined strip separating from the railway, and on the other the creation, along the southern front, of spaces organized as square and outdoors connected with the urban fabric that will become a meeting place for the inhabitants of the area and a redevelopment intervention for the entire area.
The East-West orientation also ensures the best use of lighting and solar energy: this theme characterizes the entire project aiming at optimizing the energy performance of the intervention.
